PROJECT DESIGN
We work hand in hand with our clients to design and coordinate the development of comprehensive projects, with a multidisciplinary vision, commitment to sustainability and economic control. Buildings in context, at the service of their users, and which provide added value to our clients.
From a global point of view, we collaborate closely in the drafting process with engineers, interior designers, landscape designers and commercial, hotel, health and sanitary operators… to achieve a quality project where all factors are integrated for a functional, technically viable and creative design. We believe in the coordination of technical and industrial teams for the preparation of reliable and well-defined projects that leave out of the scenario possible deviations or cost increases in the future work.
We like to design and manage projects.
From the beginning, we analyse all the regulatory aspects and study the proposals in coordination with the control entities, in order to obtain viable projects in terms of regulations that are a guarantee of success in obtaining licences and permits. We have extensive experience in dealing with the different departments of the City Council and Architectural Heritage.
We believe in innovation when conceiving and developing our projects, in the same way that brings us efficiency in the work processes within the office.
BIM:
We integrate the BIM methodology to develop projects with this global vision, which can be extended throughout the life of a building, from preliminary studies and design, to construction and subsequent maintenance management. Working in a single model in collaboration with other professionals, working in three dimensions, allows us to visualise the design in real time, optimise resources and dedicate more time to decision-making and the construction process.
PROJECT MANAGEMENT
Our extensive experience in all the roles of the construction and real estate development sector, as well as Project Managers, allows us to offer this service so that the property achieves its cost, quality and deadline objectives, providing considerable benefits.
As Project Managers, we provide our experience in the analysis of bids and coordination of contracting, savings strategies, negotiation skills, monitoring of works management, reduction of execution deadlines and optimisation of work. We also carry out audits of external projects, with a specialised vision of the sector that allows for the optimisation and improvement of proposals and, consequently, of the investment.
In this way, we manage to reduce the costs of operations while guaranteeing careful control of the quality of construction and finishes.
ADVICE AND MANAGEMENT OF HOTEL AND SOCIO-HEALTHCARE OPERATIONS
We advise our clients on real estate transactions and operations to facilitate decision-making and the definition of investment strategies. Based on our experience and knowledge of the market, we analyse the assets and assess the different scenarios and their viability. We offer different types of consultancy depending on the client’s needs, and can carry out an analysis of the asset, definition of objectives, economic study, investment and amortisation of the transaction, suitability of the operation according to the state of the market, previous rehabilitation studies, urban planning and regulatory analysis, etc.
We have a global network of professionals and collaborators in different fields, which provides us with extensive knowledge and allows us to coordinate the different agents in the hotel or healthcare operation, guaranteeing that at the time of closing the operation or the purchase option, the commitment of the operator is already in place.
Our extensive experience in both sectors gives us access to different operators, enabling us to assess and help decide on the best candidate in order to present the product offer in a selective manner.
FEASIBILITY STUDIES AND DUE DILLIGENCE
We advise our clients to assess the investment opportunity of a possible operation. The feasibility study analyses the property and its future possibilities as a valuable asset.
The prior analysis of the state of the building and the regulatory framework in which it is located, allows us to evaluate all the scenarios and arrive at the best proposal, which will serve as a reliable basis for the economic study. We work according to the requirements of the investors and on the basis of the surface and economic ratios, defining construction and operating costs and future yields. We coordinate with the legal and juridical advisors to manage the transaction and to obtain the global vision of the operation.
The preparation of a thorough and meticulous feasibility study is a guarantee for our clients’ decision making.
Independently or in parallel to the feasibility study, we also offer the drafting of the technical Due Diligence, as a key figure for the complete evaluation of the state of a property, both in terms of construction, structure and facilities. The document we draw up is a great tool for future owners, with a view to investment decisions and the correct management of the property, providing an economically valued maintenance plan.
DRAWING UP PLANNING, IN COLLABORATION WITH THE ADMINISTRATION OR FOR PROMOTION
We approach urban planning with extensive experience in urban management for years, in the INSTITUTO CATALÁN DEL SUELO INCASOL, at the Department of territorial policy and public works of the Generalitat de Catalunya.
We understand urban planning as the way to project the city and organise the territory, and as the opportunity to define future buildings that will create added value. We offer our clients knowledge of the different urban planning figures and processes, allowing a global analysis of the proposed actions.
The drafting of the planning allows us to intervene in the definition or modification of urban parameters, uses and public facilities, as well as the planning parameters of the building such as: alignments, regulatory heights, building capacities.
We work closely and coordinate with legal advisors and legal firms specialising in urban planning, achieving careful planning documents with guaranteed processing. From our extensive experience, urban planning approaches are based on future management, which will ensure its development.
URBANISATION AND REPARCELLATION PROJECTS
Our experience with the administration in the drafting of figures linked to planning, allows us to offer quality urbanisation projects both at a technical and special and environmental level. Likewise in reparcelling projects.
We have incorporated new techniques of sustainable urban drainage systems, analysis of vehicular and pedestrian traffic circulation, etc. We are aware of the environment and the comfort of residents while we give importance to future maintenance for the administration.
SUSTAINABILITY, PASSIVHAUS AND BIOARCHITECTURE
Our interest in new construction techniques and sustainable architecture has led us to incorporate new criteria for energy efficiency and bio-construction. Following the trajectory in traditional construction of passive measures we have expanded our training with courses in passive architecture, being able to offer our clients a team with Passivhaus Designer.

– We offer seals such as Passivhaus and the BREEAM Sustainable Building Certificate.
– We study the economic viability of the different measures within the project, analysing possible improvements in terms of energy performance for possible reduction of energy expenditure at both individual and company level.
